Carty Property Group researched new and more environmentally responsible building methods.
What is unique about Carty Property Group is their documentation processes, which were of professional standards and presented in great detail in a spreadsheet format which was easy to follow. These factors were absolutely imperative for us, we needed a system which would allow us to monitor the building progress very closely. The weekly meetings, construction schedules and monthly reports were of excellent standards. In fact every activity on site was well documented, it allowed us to easily identify and to avoid potential problems in relation to construction.
In summary, the quality of work evidenced in the completed eco-townhouses, the scheduling of its construction and co-ordination of its subcontracted trades has given us a great respect for the professional capability of Carty Property Group.

Lindfield – New home with “been there forever” personality.
August 2008 was a real moment of truth for us, for this was the time when 2 1/2 years of planning, hoping and dreaming were finally realised. It is no exaggeration to state that from the moment we took possession of (… our home) we have been simply delighted with our new home.
Having endured a negative building experience in 2006, we were determined find a builder who had the professionalism and commitment to undertake a project with the design characteristics and challenges as ours. We found that builder in the Carty Property Group (CPG).
We are thrilled with the results that have been achieved and can happily report that the entire project was a positive one, which we willingly share with others.
Put simply, the Carty Property Group has delivered on its promise to us. We trusted them to do the right thing, and they didn’t let us down.
Matt Carty and his team delivered an outcome, which was on time and of outstanding workmanship.
Some of the most significant and important aspects of our project were:
- The entire CPG team demonstrated integrity and excellent communication skills with their tradesmen, subcontractors, our architect, the various authorities, our neighbours and ourselves. Site meetings were conducted weekly and this provided us with the means of closely monitoring progress and overseeing every stage of the construction. Given the scope and complexity of our project some issues were bound to arise. However CPG consistently dealt with these decisively to ensure that minimal delays and impact were experienced.
- Our site foreman Glen. His meticulous attention to detail, genuine empathy to what we were trying to achieve and overall professionalism were exceptional and pivotal to our successful build.
- The style of contract and commercial transparency adopted by CPG. Their approach was to regularly present us with all costs (both directly and indirectly) incurred by CPG so that we could easily reconcile to the jointly prepared budget and tightly manage our spending.
Six months after taking possession, we are still enthralled with how wonderful it is bringing up our family in our new home.
Without reservation, we are delighted to be able to recommend Carty Property Group to any potential client who expects quality workmanship, delivered without fuss, from an honourable team.
Watsons Bay – Waterfront transformation
We were the architects for a large residential project involving alterations and additions at Watsons Bay. The project was a substantial alterations and additions to an existing residence with the addition of a lower ground level games room and bathroom, garage and first floor bedroom as well as complete refurbishment of the existing structure.
During the course of the construction the builder appointed on a fixed lump sum contract was placed in voluntary administration and that contract was terminated.
Subsequently Carty Property were appointed to complete the original contract, rectify defective construction and commence the final stage, that being site works, excavation, driveways, tennis court and other associated landscape works. The total value of works being completed by Carty being approximately $1.8million.
Their role was to complete the project which included the identification of non complaint, defective and sub standard works, programming, preparation of variation and rectification costing, co-ordination of various trades on site, site supervision, and provision of labour and materials as required to complete the works.
Architecturally, the existing 50 year old building was of highly unorthodox design end construction. The alterations and additions included maintaining and upgrading many of the existing features within a contemporary design suitable for today’s standards and requirements. In addition the work done by the previous builder was in some cases poorly executed, therefore Carty were responsible for identifying non-compliances from the existing structure as well as substandard works recently completed.
The works have been completed in a professional and efficient manner and to an excellent quality of workmanship. They have demonstrated that they are more than capable of constructing a project of this size to an exceptional standard and we will be considering them for future similar projects.

Burwood – Sensitive Historic Renovation
From January to December 2003, Carty Property Group managed the above work to our home. The house is a Federation home in an historic street in Burwood that is widely regarded as one of the best-presented examples of Federation architecture in Australia.
With this in mind, it was important to us that this work be handled sensitively and completed to a high standard.
Matthew Carty and his team did not disappoint us. They were always diligent reliable, careful and thorough in their approach. We are delighted with the end result. The house is the centre of activity for our family of seven and everything works well for us. It presents as a quality home renovated with care and professionalism.

Stephane and I would like to send you our thanks for the excellent work carried out by you and your team of Contractors, when undertaking the extensions to our property.
From start to finish you and your team always conducted yourselves in a professional and competent manner. As I operate my business from home and was heavily pregnant during the timing of the building works you can understand the apprehensions I had about the disruption during the works. I am pleased to say that all the tradesmen, in particular your foreman Todd were extremely considerate, accessing the house via the outside deck and disruptions were kept to an absolute minimum.
It was a pleasure to deal with Contractors that were polite, cheerful and could think and ask sensible questions when issues arose that needed clarification. Working in the building industry myself l understand how rare these qualities are.
Any variations that arose during the contract were for items that could not be foreseen such as old termite damage to the existing house structure and the costs were very reasonable.
The attention to detail and the quality of finish is excellent and we have had many complements from those that have seen your work. Considering we had quite a number of objections when we submitted our building application into council, we have had many complements passed by the neighbours, not only about the appearance of the extension to our house but also the manner in which the contractors conducted themselves whilst they were working and how little disruption was caused to them.
The works were completed on programme, with the exception of some minor items which were out of your hands and the house was left very clean and tidy, by your professional cleaner, all in time for the arrival of our baby girl.
I have since recommended your company to our neighbours and others who are looking to carry out building works to their own properties.

Balgowlah Heights – Alterations and Extensions

At the end of 1997 Carty Property Group carried out building alterations to our home. The job involved constructing a large open planned kitchen area by altering an existing kitchen and adding a new family room. One external wall on the ground floor was completely removed and some internal walls were re-positioned.
It is ten months since the work was finished and we remain as delighted and satisfied as we were when the job was completed last Christmas.
Despite a very wet Sydney winter we have had no rain penetration and overall we are very pleased with the quality of the work done.
From the time we met Matthew Carty we were impressed by the professional way he managed our project. Prior to the start of the work we were given clear written information about when the various stages would begin and what materials would be used. The guidelines were followed and our project began and was completed on time.
The addition of the family room required a significant alteration to the front of the home. The result has been a visual improvement to the overall appearance whilst blending sensitively with the existing design.
In summary we are very pleased with the standard of the work done and the manner in which it was carried out. We recommend this building company to others contemplating renovations.

Matthew Carty of Carty Property Group Pty Limited has been known to me since 1994. Whilst I was an Associate with Plaister Consultancy Group Pty Ltd I worked closely with Matthew and his leading foreman Todd Coleman, on residential / medium density projects and consider them to be the most professional, cooperative and competent Builders I have had the privilege and pleasure of working with.
Matthew’s skill as a Carpenter, Builder and Project Manager is evidenced most clearly through his attention to design intent and construction methodology. I consider Matthew’s construction detailing nothing short of outstanding. This was clearly illustrated on a recent luxury home development in Mosman, contracted by Matthew’s company and project managed by Plaister Consultancy Group (contract value approximately S900,000). The client was in the USA for the duration of the project and there were times when the project team’s initiative and foresight were required to ensure the successful completion of a quality project.
Matthew was always keen to assist in this regard and offer constructive ideas and alternatives for resolution of issues which regularly arose. I can confirm that the client was thrilled with the finished product.
On a building business management face, Carty Property Group, through Matthew’s management skill is efficient in providing cash flow forecasts, programming forecasts, variation valuations and progress claims. The variations made on the Mosman project were as a result of client change or issues resulting from documentation inadequacies and Matthew’s variation claims were invariably reasonable in respect to quantum and time.
As is clearly seen from this testimony to Matthew Carty I have a great deal of respect for his ability and knowledge. I have recently accepted a position as Development Manager with the Olympic Coordination Authority and as I take leave from the domestic project management market I wish Carty Property Group every success as they venture more fully into the luxury residential and commercial markets.

Cremorne Point – Alterations

As previously expressed in a reference 01 November 1996, I have worked extensively in the capacity of Project Manager and Contract Administrator on projects contracted by Carty Property Group Pty Limited. In addition to this I have worked with Matthew Carty on projects not strictly within my professional arena, that is, as a client/proprietor.
In 1994 this included balcony restoration and railing /garden box redevelopment to a development of twenty one strata units in Cremorne Point (approximate contract value $100,000) of which I am the treasurer of the Body Corporate. Not only did Matthew’s company undertake the works in a professional and technically competent manner resulting in a quality which exceeded the requirements of the contract but the diversity of tenants and unit owners required cooperation and consideration by the Builder. Matthew and Todd excelled in client relations. The project was completed within time and there were no cost variations.
Most recently, in early 1997 Carty Property Group undertook major renovations to my own home, including demolition of walls & associated installation of structural beams, enclosure of a balcony area and complete refurbishment of kitchen, laundry and bathroom. I am completely satisfied with the works completed and am thrilled with the result achieved.
